Purchasing a Prefabricated House Abroad: A Step-by-Step Guide
Step 1: Prefabricated house project plan and pricing
The project and features that the customer requests are mutually discussed and designed. According to said design a price offer is presented by the prefabricated company.
Payment is made after agreement on the price.
From the total payment, 70-80% required to be paid at the contract signing and the remaining payment must be paid 2-3 days in advance of shipment (Transportation and Customs clearance must be covered and planned by the buyer).
Step 2:
Obtaining a prefabricated house license must be covered and planned by the Buyer according to country and regulations
Step 3:
Prefabricated house shipment, manufacturing and installation.
The manufacturing process is completed in 7 to 10 days.
Before installation of the plan, the slab on grade must be ready to proceed, ground concrete must be executed in accordance with the ground concrete plan given by the prefabricated company.
The prefabricated house arrives at the installation site. Assembly team is required by buyer.
If requested, the following procedure can be applied with a Supervisor (the Supervisor´s fee (200 USD/day/person) being borne by the buyer).
Transportation of the supervisor (to the place of installation), accommodation, food expenses and visa procedures will be covered by the buyer.
Tools and equipment shall be made available by the Buyer for the installation (list will be sent by firm).
Along with the supervisor, 3 or 4 support personnel should be provided by the buyer according to the size of the building.
Since the Buyer is responsible for the shipment of the products, the insurance of the products depends on the buyer´s choice of shipping methods.
Construction equipment such as Crane, Forklift, JCB may be required to lower the materials onto the concrete. If these are not available, the Buyer must transport these products onto the concrete with their own personnel.
Regarding the installation, a standard 95 m2 to 100 m2 building can be transported with 1 truck and installation can take between 8 and 12 days within the team Dec
The Door + Roof + Window + Interior Paint + Exterior Paint + Electrical installation + Plumbing + Sockets + Lamps + Electrical Fixtures + Up to the fuse box and Vitrified products are included in price.
After the advanced rough installation is finished, the buyer can have fine screed workmanship on the floor and parquet and tile workmanship done.
Screed with a thickness of 3-5 cm should be thrown on the concrete when the installation is completed which is done buy the buyer.
If there are overflow shares outside the building, fish ridge (oily screed) should be applied to this concrete area outside the building which is done buy the buyer.
Paint that has been decided will be sent but paintwork is not included by the prefabricated firm.
After this process the buyer can carry on with the interior design and details such as kitchen cabinets, ceramic applications, installation of sanitary ware products, parquet coating for the floor.
